Between 257 and 270 acres of property, located between Hwy 81 (Main aka Broad Street aka Washington St.), the Yellow River, and Covington By-Pass will be developed for residential use. When complete, 720 apartments, 142 to 165 townhouses, and between 341 & 356 single-family detached homes are planned. Several area parcels along Hwy 81 and the Covington By-Pass will have commercial development. Recreation areas will include trails and a canoe launch.

Newton County Water & Sewage Authority owns several adjacent parcels.
